I'm familiar with these. I personally wouldn't recommend them. There's a reason there are always a handful of them available in a low inventory market and they are the cheapest price point in a great location.
The Hard Rock manages everything for you but the returns aren't good. You split the returns 50/50 + you pay HOA of $800 along w/ a few other fees. You're treated as VIP and get 28 days out of the year however.
For the above reasons I don't recommend purchasing as an investment. It's the opposite of why you would invest in coastal high appreciating real estate.

I'm looking at a few gorgeous SFRs in Oceanside / Carlsbad (west of the 5) for significantly under 2M. There are also a handful of duplexes in those areas further north under 2M as well.
I also see a triplex in Encinitas (east of the 5) listed at 1.9M on a 6K sf lot. All 3 units are fixers but appears to be tremendous upside if you have or can acquire the capital.
So, I believe you may be able to extend the bottom range of your projections.

When acquiring property for the sole purpose of it being an STR in an area that isn't primarily a tourist location I believe it's important to consider multiple exit scenarios.
The STR rules are continually changing and the subject of much scrutiny in areas w/ primarily owner occupied residents. This includes almost every beach town along the coast of Southern California.
Here in San Diego a lottery system is intended to be set in place by next year. Part of this plan will essentially cut the amount of current STRs in half. How this will be "policed" will be another question in itself.

That's incredible. I'm originally from the PA area myself (Philly) and relocated out here in SD close to 7 years ago. Love it and never going back!

You have the best owner occupied 2-4 unit financing vehicle as your disposal via the VA loan.
Furthermore, and contrary to popular belief, there is technically no loan limit. Your max pre-approval amount will take into account several factors as well as the rents from the remaining units.
