Remind yourself of the opportunity cost of NOT buying the property yesterday! Secure the asset today so you aren't kicking yourself tomorrow! Also - find a GREAT investor friendly real estate agent in your target market, they should be able to help you get off the sidelines as well as share market insights and off market properties.

If it's on market (and even off market) always recommend using an investor friendly real estate agent - they have a fiduciary responsibility to you and only you!

Welcome!! First things first is find an excellent investor friendly real estate agent and then begin building your team up around you! Get into as many real estate networking/meetups you can (locally and virtually) and decide on your investment strategy!

start with getting people on your team, an investor friendly real estate agent, a PM company, seasoned investors, and so forth - then go from there!

I recommend getting an investor friendly real estate agent on your team when you're first starting out - they have a fiduciary responsibility to represent YOU, the wholesalers responsibility is to reassign the contract, and if they don't, someone is eating that cost. Investor friendly real estate agents typically have off market properties come through their brokerages as well so you might not even need to deal with a wholesaler if you get in with the right agent!
