Do you already have financing lined up. While I've seen many of these tax incentives and grant money, I haven't seen where it would come close to buying and developing the land. Sure it will help and will give a lot more wiggle room so to speak when the work is being done. But you need to be able to actually acquire the property in order to develop it.

if you both signed the amended and she has not provided yet and that date has passed then it sounds like you have a leg to stand on and can start looking for other renters, without knowing what state your in or what all of your paperwork looks like it is kind of hard to speculate.

I will assume your talking about reporting her. While I might agree if this situation were different but if the electrical is continually going out then it could mean a problem with the electrical work that was done three years ago. And if she isn't made to deal with it, and the apartment burns in an electrical fire then where are you at. Especially since it sounds like this apartment is attached to the landlords own property.

Wouldn't you agree we are actually saving her possible tens if not hundreds of thousands of dollars?

looks like gross mismanagement. the rolls show a consistent 90+% occupancy.

I more or less just like to look at properties when I see one that I think warrants a look at I do so. Since this is the arena I would like to play in when I get there. Just was voicing frustration in the fact that I have to hunt so much to find the truth.

I will never understand why it is that when I want to evaluate a commercial multifamily property that I have to look at an executive summary that is 100 pages long with 20 of them being the nicest pictures you can see and 12 comps for the area. They give you pro forma of bringing in 100k for the year net.

Then when you finally see the year run financials the property has run for a least a year 35000 in the red a month, with maybe a month of 12k in the black. Just looked at one property where it was in the red over 300k for the years financial. And their asking top price for the property, even if I were able to pull a group together I would only offer maybe 40% of the ask price if that.

Am I doing something wrong in my analysis?

I don't think anyone can sit here and feel sorry now that the op is being so defensive. You asked for an answer on how the people of this forum would handle the situation. You knew that the people that post here are investors and therefore landlords. I'm sorry that you feel that anyone's response was not what you would like to hear but you asked the question.

Don't throw water on the ground and then piss and moan that you don't have anything to drink.

Are you both at fault, yes. Are you more at fault than your landlord, yes.

Is there already a written lease for this property?

If there is simply arbitrarily moving her to month to month with another written agreement nullifying the first you may be putting yourself out there to get into some hot water.
