I wouldn't personally worry about ticking off AIR or VRBO, there is no way they can prove that he found you on their site....

I always turn down the longer stays even thought the money is tempting, the places always get filled up anyway. And short-term guests are much less demanding.....

But if you decide to go for it, just get everything written up as @Doug H. said, make sure you are COVERED!

As of right now I am thinking of writing up a short term lease for 28 days, but have a clause in there for a 3 day option if both parties agree after the lease has concluded. Or two concurrent leases for 14 days each.   I too thought of a "squatters rights" issue when they first approached me about a month long stay.  And this situation wasn't random as i was contacted via Abnb initially.  they wanted to see/discuss the property first and when we did that they asked if I would negotiate.  that's how this started.

I don't want to be greedy here  I would rather play it safe as its an 800K+ townhome and we have had the rates very high as we want select clientele coming through.  personally i run this at a 25% occupancy and that allows for the home pays for itself, our other place, and a car ... 

i am probably overthinking it but wanted to see what other others thought about the situation

Two weeks - not even worth thinking about / the trouble.

Tweak your rates on Air / VRBO and fill the space.

Also, ask yourself, what kind of guest is this who wants to go to this much effort to save a little money? It’s probably not someone you want in your space.

Cheap guests =‘demanding guests = never satisfied = always asking for discounts and consideration during the trip = bad reviews.

appreciate the input John… Do you write up a special short term lease? Are you wary of going over the 30 day mark? A friend advised to keep it less than a month that way I would not have to go down the eviction  process (a long-term rental eviction)

Also do you add anything into the contract like $1000 deposit etc. 

I am intrigued with the idea ... guy wants to rent for a few weeks and mentioned doing it off the books.  It would be a 10K+ booking.  Its for him and his family as they visit for the holidays.  

What are the risks here?  I have a large umbrella policy on the property

 I am unsure but would guess you would still need one.  I have an attorney that is my designated RA for all of my LLCs.  My goal here was to get a "brick and mortar" address rather than a PO Bx... usually i go the UPS route but signed up for iPostal1 this morning as it has a location near my home.

I have seen ipostal1 a few times when evaluating these virtual mailbox companies   Are you satisfied with it? 

Also - i will have two LLCs & an SCorp in Jan. Finalizing a few things now but couldn’t i just use the one ipostal address for all instead of separate accounts / addresses?
