Search by owner name in that same website. Hopefully he has an uncommon name. Odds are he lives nicest house that his name is tied to. This happens because some landlords don't file the correct mailing address with the County. I'm assuming you know for sure that he is "absent." Good luck!

Have the the two lawyers talk and make the contract/addendum(s). It won't increase your fee, and it will be done correctly the first time. It will be easy for the lawyers since the sellers will be cooperating.

You will need buy in from both parties (husband/wife) to make it happen.

That is your out then. You aren't able to secure financing.

Dishwasher - Yes, if the neighborhood demands it. Washer/Dryer - No (tenants will break yours if you let them), unless they are coin operated. Check Craigslist to see what other properties are renting with or without in your neighborhood.

My opinion is that realtor.com is the best source for the mls listed properties. Zillow will show you some of the FSBOs.
