Welcome Chris Williams . There is a big Memphis presence on BP, with lots of great resources and they vary by niche. Douglas Skipworth is a great one.

Stephen Anderson are you serious about leaving that message? If so, that is rather clever and awesome.

I am looking for recommendations/strategies for marketing to ugly properties in A class areas. I have found the properties from driving for dollars. According to deed research, the most recent transactions are typically 20+ years old. I assume the owner no longer occupies the home or can't/doesn't maintain the exterior. Others have been transferred to heirs or estates but are not very well kept. I have been sending direct mail for a few months but curious about other strategies.

@Justin Silverio, I havent utilized skip tracing before but this may be a good opportunity to start.  I do need to check with neighbors, I just have not made time to do that.

There is an address in town that I have sent a few mailings to.  I received a return to sender on the last two mailings and it said "Vacant, Unable to forward".  If it is vacant, it would seem like a potential lead.  Any recommendations or local strategies for finding contact information of the owner?  I have searched the assessor and register of deed's websites but only found the owner name and the address I am interested in.

That's a good point @Bill Florence. I'll check into that.
