Would they be willing to do a short term owner financing to get control of the property, do improvements, and then refinance? Might even require them to take interest only for a year. With some hard work, you can turn the place around in a few months, get some seasoning and be able to refinance in 12-18 months.

Hi Don,

There are a couple different meetings that I attend in the area. Probably the easiest way is to look on Facebook for REIA of Macomb, REIA of Oakland, Metro Detroit Real Estate Investors, or Michigan Real Estate Investors. All of these groups have meetings in the Metro Area. I highly recommend both the Metro Detroit RE Investors and Michigan REI, as they have been the most helpful and insightful group for me since I started investing. I've learned lots and have been given great tips from numerous members, and all are just genuinely nice people.

Depending on the areas you look in, there are still some deals to be found. Certainly the low hanging fruit is gone, but with patience and homework, you can still find the occasional gem. Some lower price point areas with decent CCR are Eastpointe and Roseville in Macomb IMO anyway.

I must be old guy in the group. I didn't get started until I was 41. I started out with three SFH's bought using Homepath and the 10% down advantage. Then I have bought one conventional and have recently picked up six via land contracts. This past week I have closed on two cash out refi's on my original Homepath homes which has now reloaded the coffers to buy more! Wish I would have started 20 years earlier!

Just went through this on a property I bought. $2500 to replace versus $200 twice a year plus the headache of phone calls and other damage by backups in the basement. Peace of mind is worth the added expense.
