I guess I have 300 units spread out over three properties and 10,000 unique codes to choose from so the chance is minimal. I currently use Linear Access Controls just because I’m familiar with them. There are several to choose from that all work well, depending on your needs. 

Wait til we start talking about management software and call centers!

Numeric key pad! You can program from remote location, key cards have to be done in person. I just switched all of mine over as it uses the same controls, just different head unit.

Don’t get discouraged, my first quote was $5k+, I ended up with Liberty Mutual for about 1/4 that and have since moved to a smaller in-state company that is under $1k. Make sure that you are getting insurance that is self storage specific that covers you for sale and disposal liability.

I do not however I DO use Easy Self Storage which runs me only $39/mo and it’s built specifically for SS. It handles texting and emailing lates and lockouts, SS specific lien letters, and much more. For the price, it’s worth it. I also have rental homes and tried numerous different softwares to try and handle both and never found anything remotely adequate to do both. For your own sanity’s sake spend the extra few bucks. Raise your rates a buck to cover the costs!

@Zach Quick the time is spent taking care of deposits (checks and cash), trips to PO Box to pick up payments, dealing with lock outs and gate access, misc reports and accounting...

I do have three facilities with them, so that could be a factor with the pricing too. But it never hurts to negotiate! Call center is around $200 per month and its based on calls received.

They will also do a demo with you in which they walk you through the site as well as send you a couple different styles to look at. They are out of Utah. IMO stay away from 6storage. I started out with them and it was miserable. They are out of Iceland and the barrier in language/verbiage was a constant source of irritation and problems.

I use Easy Self Storage. It’s $39/mo and works great for small facilities. They build and manage my website which allows online rental and payments. I also use their call center which answers all of my incoming calls, rent units, handle payments, and move in’s/outs. I have three small facilities that they handle and it’s been nothing but awesome since I turned it over to them! You can see my site at BluewaterstorageLLC. Com Good luck! I love it!

Thanks Tim! I actually went with Easy Self Storage and it has been life changing for me. I am using their software as well as their call center to answer all phone calls and renting of units. It has taken the weight and anxiety off of me alwwys worrying about missing phone calls or interupting what I'm doing and allows me to work ON the business instead of in it. They do a great job and have already rented a ton of units for me as well as adding insurance to many of the rentals which is all additional income that i didnt have before. The price is BEYOND reasonable too, much cheaper than hiring someone part-time. HIGHLY Recommend them!
