I love the Temple area. Many of my properties cashflow over $500 and my vacancy is basically non-existent. I calculate 3%, but I start marketing and have them re-rented before the current tenants are out. I usually leave at least a couple days for make ready but I am strict on making sure tenants leave it like they got it so they usually have it move in ready so there doesn't need to be any vacancy.

@Justin Robert I was offered $100,000+ but I got a drawing of what it could be divided into. If I sold it divided up the lots would be worth $700,000. If I put duplexes or houses on all of those lots the value goes well into the millions.

@laurasulak it's great see your properties are going well! I am still growing my rental portfolio as well as looking into developing raw land into a subdivision. New builds for me are a fun new challenge.

@David Olson I have grown up in the Temple area and have built a multimillion dollar rental portfolio. I also have land I am looking into developing here. Temple is a great area and has grown a lot since I was younger. I am a GC and investor. My wife has her license and we are great at locating the best deals. Hello all,

I live and invest in Temple. I haven't invested in Killeen, but have done a lot of research and it is a great market for multifamily properties and SFR. I just prefer the Temple area because I like to be close to my properties. Like others have said above you just need to research the location and you'll be fine. Like everyone who knows anything about real estate has ever said, "Location, Location, Location."

I live and have rentals in Temple. I also provide full service management including finding properties to purchase and turn key rentals. 

A majority of my tenants are medical students and residents at Scott and White. I have more now that are looking for properties as well as officers stationed at Fort Hood who prefer to live in Temple or Belton.
