@Greg H. What Ahmed is describing is called a monopoly where they try to control an entire market, aka the real estate market. When this happens it prevents other new businesses from being able to compete. If small businesses cannot compete then this country will die, because small businesses are the lifeblood of this country. So you think putting small businesses out of business is good?

Zillow is everywhere. It is highly unlikely to find a town that Zillow doesn't have a listing. They were a good company when they provided a service to search listings from everyone now they are trying to push the little guys out and take over everything.

@Greg H. My real estate agent uses the same site for all the forms. There are TREC, TXR, NAR, TAR, etc. I used TREC as a general term. TREC does have buyer and seller temporary leases. So before you pretend to know everything you should check your facts.

TREC leases are the best, but they are supposed to be only used by real estate agents licensed in Texas. If you do use one you may want to speak to a realtor about it to make sure you follow the guidelines so you fill it in correctly and don't put yourself in a position of liability. There are a lot of rules such as deadbolt laws, carbon monoxide laws, etc. that are not on the lease, but are Texas law. Just a heads up so you can make more informed decisions.

I have a rental that is leased to tenants and I want to sell it. I have been told it is harder to sell tenant occupied properties on the MLS because most of the buyers want houses they can move into themselves. If this true, what are some better ways to list it?

@Jill Addison Congratulations on your awesome goal and getting started on your path to financial freedom!

I would start with The Richest Man in Babylon to make sure you start with a good foundation. 

For real estate I'd start with "Build a Rental Property Empire" by Mark Ferguson and "Rich Dad Poor Dad" by Robert Kiyosaki. Both authors have great websites with a wealth of knowledge. 

For stocks "Quit Like a Millionaire" by Kristy Shen. She also has a website.

If you want to have more free time I'd recommend "The 4-Hour Workweek" by Timothy Ferriss to remove the clutter from your day. 

Real estate is great for cashflow, appreciation, depreciation, and tax free wealth if you follow the IRS guidelines. It is also great because it is a tangible asset. There are many advantages and you can limit or remove the disadvantages with the right team to guide you.

@Ryan Hawkins I have all my rentals fully occupied. In the beginning of COVID-19, I was worried because one property fell through after the buyer lost her job, but I kept it and rented it for about $450 monthly net income after all expenses. So it worked out. Cashflowing properies, in my opinion, are the best way to make it through tough economic times.
