What could I personally learn or do to go above and beyond for my clients when I get started?

Hello, can anyone tell me which fees are generally negotiable when a lender submits a loan estimate sheet? I've read that there are many so called 'garbage' fees listed that can be removed. Is there a good way to preemptively tell a lender to exclude those fees without tarnishing the relationship? Thanks.

You know I've been leaning towards it honestly. I like the added luxury of being able to submit an offer the moment it hits the market, without being at the mercy of a busy agent.

So I'm currently in the process of searching for a real estate agent in the Vegas area and would like some advice on how to vet an investor friendly agent. I'm having trouble seeing the incentive for agents wanting to work with a person who will most likely submit numerous reasonable, albeit low-ball offers. Any advice?
unfortunately I can't go that route, I tried. They won't offer a heloc loan on a rental property. I could refinance, but 40K just isn't enough to finance a deal/rehab in my opinion.
Hey guys, I'd like your advice. I bought a property in Aurora, CO a couple of years back with the intention of living there. I bought and rehabbed it and was forced to move out of state due to a job change. I'm currently renting out the property with a pretty good cash flow and have roughly 60k in equity in the property through appreciation and the rehab. That being said, I'd like to purchase another property here in Las Vegas, using the BRRRR strategy, however I'm questioning if it's worth sacrificing a good chunk of monthly cashflow to fund my next deal. (Especially since I'll only get roughly 40K back after the refinance). Any thoughts?

Thank you Mindy, that's a great suggestion. I didn't realize they provided those classes. I'm currently renting out an apartment, so unfortunately that's not a possibility for me. I'll check out youtube though!
