@Account Closed I would change it up. Start with a handwritten and follow up with a typed letter with a but more information.

@Account Closed OKay so the lack of follow up I would say is the biggest issue. It is better to send 50 people 3 letters than to 150 people one letter. Direct mail is mainly about timing and circumstance so you need to make sure that you mail people multiple times so that you catch them at the right moment or when they are ready to sell you are the first name that comes to mind. So that is tip 1. 

Next I would take out the bit about driving by their property and instead say "I am a life long resident of {city}, and was wondering if you were interested...." so that they know you are local but it doesn't come off creepy.

Hey @Account Closed how many mailers are you sending? What does your message say? and do you follow up with the same people multiple times?

@Cassandra Sifford I think there is split decision on that. The idea with the yellow letter is it is supposed to look sort of messy and disheveled. It was a leading force in the real estate direct mail space for a long time. The reason I say to steer away from it is because it is often over used and over saturated in many areas today and people have become less intrigued with the yellow formatting. 

I am sure others have differing opinions but based on our testing we stay away from the stereotypical "yellow letter". 

Long story short I would just test and see what works.

@Cassandra Sifford Sweet good information. So my recommendation would be to get your list up to 200-250 to start. Because it is a really niche list I would say start by sending letters. Postcards are a great tool but if you have a really targeted list you should send them something a little more sturdy like a letter. I would send a handwritten style letter on white paper followed by a professional letter typed out. As @Ehsan Rishat mentioned definitely plan to continue mailing the list month over month as consistency is key and you put a lot of work into compiling it! I think we can all agree on that :) 

I would also recommend scrubbing your list before hand so that you don't mail to bad addresses.

@Hayes Mercure I would keep the first letter short and sweet and then give a bit more detail in the second letter so that each time they get a follow up you provide them with a bit more information. Make sure to include your logo on all of your mailers so that it ties together your branding. If you want to chat more on this feel free to message me.
