I think it’s the best and easiest way to get started in real estate especially if you don’t have a lot of money. I personally did it on my first property. It’s also easy to save money for the next one when you are living for free.

I was quoted $29k for 2, 2 room mini splits systems to put ac into my duplex that has no ductwork. What is another good permanent option to get ac in these 2 units without using window units?

How much capital would you need to raise to make a reasonable investment and make $200k a year. I not taking about getting some miracle deal or something out of the ordinary. Just a average or slightly above average investment that could be found in today’s world.

I want to look for apt complex and I really don't care about location as much as finding a great investment with good cash flow. When people post about looking for oos properties they say to narrow it down to couple of city's but I am really open to any location. Is there a online resource for apt's or is just not done this away?

No the rate is locked at the refi. I was concerned if I didn’t do the cash out now and wanted to later then rates might have gone up.

I have found that a lot credit score advice is not quite true. I have not had any consumer debt in many years. I only have 1 mortgage currently and use a credit card for only online purchases that I pay off in less than 30 days. My credit score is in the 800’s most the time. Being out of consumer debt would be my advice to the OP.

I know I have seen on BP companies that will do helocs on investment properties. I will have to see if I can search and find it.
