@Jaime P. Thank you for your insight. Establishing an S Corp looks fairly involved. Do you have experience with a S Corp? What about multi-member LLC?

New PM with local real estate brokerage. Need to know what best legal business entity to establish as independent contractor? I assume it is necessary to begin with?

 Thank you for your reply. I appreciate it. I kind of figured that was the case. I just started as a PM for a local broker where I should now be able to know what is about to come on market or pocket listings.

I was curious whether or not agents such as yourself do post potential investor properties on bigger pockets. So you have answered my question...thank you!

I'm very excited about what I'm going to learn as a PM and starting my coursework to get my license hopefully this yr.

Point being, don't stop looking for deals just because you don't see them online. Real estate is a personal business (in my opinion) so don't be afraid to go out there and meet new people and utilize the network you have. 

 Thank you for the advice and encouragement. I just started as a PM for a local broker so hopefully I will be getting hooked into what is about to come on the market. Once I get a little further down the education road of rei I will definitely try out your approach.

 I have the app and looked in my general area but everything is very pricey commercial real estate. I will dig deeper though.

 If they are occupied, it is a liability issue.  Let's say they have a big screen TV and get robbed, well the landlord posted pictures of it and their address online.  So it is pretty common to not have interior photos unless the unit is vacant or the landlord took pictures when the unit was vacant 

 That makes sense. I should have figured that out before! Thank you.

@Daniel P. Unfortunately there aren't many in FC. What approaches have worked for you in finding pocket listings?
