Speaking from experience in the Seattle area, lots of people move in June when school's out. Worst time is late October - January, but it always depends year to year. And realistically, no matter what market, someone's always going to need a place. You never know when life happens and say, a couple splits and someone needs to find a place in the middle of December. 

Don't let the timing hold you back. But if you can avoid trying to find tenants during the holiday season, do what you can. :-)

@Matthew Riggs, Poulsbo/North Kitsap sounds like it'd be PERFECT for you! With the Kingston fast ferry and Bainbridge car ferry, there are options for getting into Seattle when you need to. (I live in Poulsbo and do the ferry commute once/twice weekly). Harrison Medical Center is expanding in Silverdale, 10 minutes from Poulsbo. They have other facilities nearby as well, including in Bremerton. Healthcare (and the Navy) are the biggest employers here. 

Poulsbo and Kingston are both small communities that are growing, but still charming. And will all the amenities you're looking for. :-) Bonus: You can get a very nice, family-size house (with a view, even) for under $600k. Closer to $400-500k if you are a mile or two out of the center of town. I'd love to chat more and/or meet up if you come out on a scouting trip! We moved here (with our 2 elementary-age boys) from Mercer Island last year (long story short) and we absolutely love it.

@Mark Yesa I like to ask every banker and builder I talk with when they think the next recession will hit. Answers vary from later this year to never. So, take it all with a big grain of salt. Like others have said, do what you need to do when you need to do it. There will also be opportunities that come with recession. 

Also, since I live here and I'm biased...look in Kitsap County also. Still affordable, and with the fast ferries, the commutes are reasonable. And much more pleasant than being stuck in Seattle traffic. ;-) Ping me if you'd like more info on Kitsap County. (I live in Poulsbo).
