Memphis is a solid market with great investment potential. However, the DFW area stands out due to its stronger appreciation, rapid population growth, and overall economic expansion. While cash flow is always a plus, I prioritize long-term appreciation as a key factor in building lasting wealth.

I’ve noticed that many investors focus solely on cash flow without considering long-term wealth creation. My approach balances both—ensuring that my investments generate income while also appreciating in value over time. I believe that mindset and preparation are critical when starting a real estate portfolio, as they set the foundation for sustained success.

Hi, BiggerPockets!


My name is Meghan Carson, and I’ve been on the site for a while commenting and connecting, so I thought it was time to formally introduce myself! 

A little about me: I'm in Memphis, TN, and work with REI Nation. I have worked with the closing team, renovation team, the property management team, and the customer service department. Working here has been eye-opening and having spoken and worked with over a 3rd of REI's clients has been remarkably motivating for me to build my portfolio.

On a day-to-day basis, I work with investors who are interested in learning about REI Nation. Having experience in so many parts of our process makes it easier to answer questions and uncover the motivations and expectations of investors. I've also loved learning about the other 10 markets we operate in.

I have two big goals. The first is having a personal portfolio of 5 passive rental properties, not including my residence. I'd like to start in the DFW/Fort Worth markets and expand from there. The second is to welcome in 100 new investors to the REI family and assist them in building their passive portfolios. I am open to connecting with other investors like me who work on their investments and the investment services world. Feel free to let me know if I can help you.

What’s your main reason for considering a property management company? Is it due to your regular W-2 job, or something else?

I agree with most—if you're local and familiar with the property's history, self-managing could be a great option!
