Born and raised here for 32 years. I love the culture here. One of a kind, truly. 

I live in a smaller suburb inside Memphis called Bartlett; It has a great community and amazing schools. Very affordable housing. 

We are frequent Nashville visitors. We have passes to Nashville shores for the summertime. We love the atmosphere up there. Luogo and Halls Chophouse are our favorite spots when in town! If you havent already, you should try them out!

The more I research investors who are successfully investing outside the country, the more I feel inclined to shift my goals toward international real estate investments rather than focusing solely on opportunities within the U.S.

I haven’t personally heard of anyone going the SB1079 route, but I have done some research on it. From what I’ve gathered, it’s crucial to connect with local agents and attorneys since they often learn about foreclosures before they even hit public records.

It also helps to keep an eye out while driving—homes that appear neglected or have been vacant for a long time often signal a pending foreclosure.

If you're considering this strategy, be ready to move quickly. Having your financing lined up is essential because many properties receive institutional bids. If a large investment company wins an auction, SB1079 typically gives you the chance to step in and match the bid within 40+ days.

Check your local treasurer and tax collector’s websites—they usually list upcoming online and in-person foreclosure auctions.
