@Walter Pineda

Hi, Walter!

Where in Memphis are your properties located?

Reach out to Premier Property Management and ask for Blake Clothier. They take pride in ensuring that the investor's assets and residents are taken care of and are very customer service-based.

@Vanesca Charles

Hi Vanessa, welcome in!

Are you looking to buy in Huntsville and have someone manage on the back end?

I currently work with investors looking to build out a portfolio with turn-kry properties and I happen to operate in the Huntsville market.

I'd love to connect with you to swap investment strategies and go over your goals.

@Austin Crofoot

Welcome to BP!

I don't have any properties with Spartan, but I do assist investors like yourself in building portfolios with long-term/turn-key SFH. I also operate in the Birmingham market and can provide some insight.

If you ever want to connect and compare apples to apples, I’d love to chat!

@Tyler Aposhian

Hi Tyler! Welcome to the forums.

I’d recommend starting with online rental platforms like Facebook Marketplace, Zillow, and Apartments.com to get the most exposure.

You can also try yard signs and local community boards—they can be surprisingly effective!

Small rental incentives, like $50 off the first month’s rent, can help attract tenants faster.

If there are any local universities nearby, reach out to them—many have resources to help landlords list available rentals.

For insurance, be sure to shop around and compare policies. You'll need a dwelling policy, specifically a DP-3, which includes loss of rent coverage.

Hope this helps! Let me know if you have any other questions.
