There are pros and cons to both options.

Building: You’ll have fewer repairs, higher resale value, and full customization. However, you may face longer timelines (sometimes a year or more), complex financing, and higher material and labor costs.

Buying & Renovating: This typically offers a faster timeline, potential equity gains, location flexibility, and lower upfront costs. On the downside, you could encounter unexpected expenses, permit delays due to code inspections, and limitations on customization.

Ultimately, it depends on the investor’s position and goals.

I find buying and renovating to be more beneficial.

McAllen offers very affordable living along with strong economic growth and a rising population, making it a promising investment market.

I’d recommend joining some local meetups and connecting with investors in that market. Finding a mentor who’s experienced in the area can be a great way to learn and guide your next steps!

Creative financing can be tricky—it really comes down to whether you’re looking to acquire properties without relying on banks or a large down payment. Make sure you fully understand the legal implications and work with a professional to structure deals properly.
