There are a lot of benefits to an LLC, here is my break of it;

1. You will get that liability protection - If someone sues you on the property - your personal assets are protected only the LLC is at risk.

2. Helps protect personal finances/accounting, etc. 

3. LLCs are typically pass-through taxation

4. You can set up an LLC to make transferring the property to heirs easier, avoiding probate

5. Multiple investors can share an LLC - so easier partnering

Issues with an LLC( not huge "issues") ;

1. Financing can be more difficult to obtain ( Although not impossible) 

2. If you are transferring a property into an LLC under a loan, the lender could technically call the loan. (This is rare)

3. The costs of starting an LLC vary depending on the location

I personally think putting your investment property in an LLC is a great move for protection.
