With all the other positive factors you've listed and the fact that it was 5 years ago (the start of the recession/crash), I would take them as long as everything checks out!

@Frank Garcia You can try finding the contact information for the actual owner via your county's tax assessor web site. You can try reaching out to that person to find out there situation/trouble and see if you can offer a solution. 

Hopefully you're savvy with the ARV of the homes in that area so you have a good sense of what you can offer to pay for this property to make money wholesaling it to an investor, who will be looking for a major discount as well!

  • May sell my primary residence and start renting for a while LOL!

I wouldn't have learned what I needed to learn to attempt my first flip this year without reading that book. There have been TONS of guests on the podcasts that have successful flipping businesses as well. Even the author of that book.

Big welcome to BP @Eduardo Lopez III, thanks for the introduction. Grats on the fourplex and it's awesome to hear that you're learning a lot now that you're months into ownership. Hopefully that never stops!

I'd like to encourage anyone considering trying to be on the podcast to really go for it! My business has exploded since I've been on the show. Better yet, I've gotten countless amounts of feedback from users whom my interview was helpful to, which is priceless. I plan on writing a success story post about this sometime in the near future! It feels so rewarding to help others with some things I've learned along the way.

It was pretty fun too, even though I had butterflies in my stomach :)

This is huge, thanks for making this so seamless. Hopefully people will be more engaged on the blog conversations now. I hope to be!
