Hi Hillary, I would call some of the local credit unions as well as one or two larger banks to get an idea of what everyone is offering for owner occupied HELOCs and what LTV (loan to value) each is given. I've heard lending on HElOCS has tightened up and right now lenders are only giving 80% LTV

Hey! It is definitely possible - its just learning how to not take "no" as an answer. Calling multiple lenders both locally and nationally to see which lenders will work with you given the reason you are looking to move. Ive been able to house hack 3 different properties In RI and MA and I called quite a few lenders. Build relationships, and it will help!

Hey! Awesome to hear that you have already leveraged some equity in your primary residence to take action! It is definitely a tougher market to find great deals and direct to seller opportunities are hard to come by unless you are spending a lot of money on marketing to do so. Like Anthony, said attending local real estate events can be helpful - connecting with wholesalers and having opportunities for pocket listing through other agents. I search for events on eventbrite.com and meetup.com and try to attend one event a week! But having a specific criteria on what your searching for is key - once you figure out what you want to master - just be consistent and you will find a deal!

Biggerpockets was/Is a tremendous help for me when first starting out and researching everything. Network events have also been great for me. I still today try to go to at least one a week. Get to events, make connections and absorb as much information from others by just listening! Take one educated step at a time be consistent and you'll hit goals!
