I had dreams. Big dreams. They were foggy, though, and they started with a truck.

I followed the fog from that craigslist beater all the way six class c doors. 

I'm still in the fog, still following dreams.

But at least I have my truck.

Nope. Everybody is a handyman when it's rent time.

They have painted vinyl window frames, half of a drop ceiling (grid and tiles), 8 feet up to a 12 foot ceiling, bathroom tile.. 

One tenant does the yard, but payment for that is separate from rent.

We lost all 4 water heaters in the widespread flood this year in a class C. The trades were swamped (pun?) for weeks afterward. We refunded a good chunk of rent to each tenant.

Hey St. Louis Landlords- 2 tenants chased out by the rising water. We will put them up somewhere. Need dog friendly. Thoughts on where? or other tips?

Hello - we just closed on a fully accessible 3/2 SFR Class B- area in St. Louis County and thinking about going Section 8. The Section 8 Rent Estimate site recommends $1090 but that does not account for the accessibility factor. The house has a wheelchair lift, roll-in shower, wide doors, the works.

How much does the accessibility affect the rent? Thoughts? Suggestions?

Always. 

We keep a bunch on hand and switch them around. It just takes a few minutes and everybody is happy.

We manage it. They are 475-550 M2M inherited. After some training most have stayed, and we've had 0 empties for more than a few days, just the time needed to clean.
