Hi @Caroline Gerardo. It's a newly build SFR. Just completed with certificate of occupancy. Location is Lakewood Ranch, FL - Bradenton/Sarasota area which continues to see incredible growth and a strong market.

Sale price is just under $1.3M. Was going to be my primary but it’s too good of an opportunity to not resell. I can wait and build another one since I’m not in a rush.

Contracted a new build a year ago and have a quick close on this brand new SRF home which I'd now like to flip because of built-in equity. I'd like to pay cash and I've got 70% down but need $350K to close. It would be less than 3 months to resell in this low inventory, high demand development, but 6-month term to be safe. I'm looking for reasonable offers, first lien position, very low risk. Any referrals are appreciated.

@Jake Thomas what an inspiring story and creative way to use your 1031 exchanges to your benefit. Agreed the "flip" is questionable as a qualified transaction, but you seem to be clear since it's been completed. Some ambiguity in the recommened intent or hold time of exchanges as @Dave Foster mentioned with his sage knowledge. Aside from that the visuals really put this together for everyone to enjoy and learn from. Thanks for sharing!

Hi Doug,
Congratulations on protecting your profits and trading into a multi-family apartment! I'm also in CA and completed a 1031 exchange for a commercial property out of state last year. I wanted to be very careful about making this move and not leaving anything to chance. After listening to a podcast with Aaron Young of Laughlin Associates it became clear that there are many risks involved if you don't utilize an LLC and for me the benefits far outweighed the cost. Take a listen to the podcast (it was The Best Ever Podcast w/ Joe Fairless) and see if that helps clarify the pros/cons for you. Personally, the managed approach they provide gave me huge piece of mind and I've continued to use individual LLCs for all of my investement properties since. Good luck!
