Thank you!! I'm extremely appreciative. This just happens to be my fourth time working with a title company and a first with an (possible) extension request. Per contract, if we do not close on our closing date, it's possible for either party to legally pull out. I shall see what happens!

Hey all,
Shortly after the new year, I placed a winning bid on Auction.com, two weeks later the bank signed and we've been under contract since. Per contract, we have a closing date of 2/17 but the title company is now stating this date is pending their title search, and that if we reach that date and the search isn't complete, they may file an extension.
Has anyone experienced this? A title company requesting an extension to continue their search?
Of course I prefer to have a clean title and have no issues when I sell, but I'm wondering how long this could take? They mentioned the extension could be two week to 30 days, or however long they need.
Fortunately per contract, I can get out if we reach that date and haven't closed.
I purchased title insurance. I went with their title company.

I of course want my own investments on the side, but to also be around like-minded individuals. I have a great job right now, but studying to get my real estate license currently and have an interview for a property management position next week. Fingers crossed!

Whew, the progress! I'm really glad you shared all of it. Hopefully it's all downhill from here. Makes me wonder if there's something out there like a home warranty, but for a mixed-use property.
I'll be sure to thoroughly check those big-ticket items when I actually look at the property I'm interested in. It's a 120-year-old building. One commercial unit downstairs and two residential units upstairs. The commercial unit is rented but I actually want it for my own little all organic grocery store once the lease is up.

If you go this route, don't be afraid to ask for terms better than what they initially offer.
Its a bit more painful then getting a standard 30yr fixed, but once you're set up, you should be set. You'll likely need to pay mortgage thru an account you need to set up there, and you'll also have to pay taxes and insurance separately, you your paying three reoccurring bills. property manager will help this (im currently shopping for some) but that again will cut into profit margins.
How is this business venture going? I'm looking into mixed-use financing as well. What were some or all of the requirements?

Hey BP family,
I'm wondering if there are any real estate friendly jobs out there? Are there positions or fields of work where you are surrounded by other investors? Being an agent may be the obvious answer, but what are some other jobs that could be tackled that are entry-level, but could be filled by someone getting into the investor world?
