Hello Everyone, I have a project in NC that will be a tactical gun range and outdoor event center. We have a lease on the land but I really want to buy it out. Are there any lending companies or hard money companies that lend with a 607 credit score (marriage)? I have a business plan and already active events happening this year. Any advice or referrals would be great. Thank You!!

Good Morning everyone. I wanted to share a simple little tip used to get listed on Google. Some already know this but a majority do not. 

The majority of millions who search Google now, are doing it wanting to also know reviews. 

Im not sure this is falling under Spam as I do not rep Google. This is a simple tip to teach you how to get listed on Google.

Thank you for a response. When you buy and hold, it is critical to have an actual website with your properties. I was actually looking into your area yesterday and found nothing online as far as on google for properties. People in general, use keywords about areas and properties and a lot of times, those get lost in Postlet/Zillow get lost because of how much content is in their database. 

So, when you have an actual site, people have a "go to place" that has all of your available inventory. It is a dedicated place. And, its also easier for people to possibly pay rent online and do their applications online. Which is also available in this package. Having everything under 1 place is always easier and combines all of the information you need to stay organized. Which is also a ton easier when it comes to pesky tax season. 

As you might only have 3000 people in your city, remember that there are millions of people who are always moving. And since we live in a very remote world, some of us are completely ok with going from a town of 6 million to 3k.

Hello BP crowd. A couple of month's ago, I chimed in on this subject. Many of you reached out to me, about this. I did not receive the messages at my error.

Here is what is needed to have a professional online appearance.

First, obviously a website. Your website should consist of at least 5 pages. If you have listings whether an agent or an investor, properties on the page can boost not only investment funds, they can also boost for potential buyers.

Second, lead pages. Why do you need these? They are a great tool, especially for SEO. People are busy and yes as a website is an essential part of the package, a lead page can bring you well more leads for properties and buyers if combined with your website.

Tip. I use instapage.com for my lead pages. They are simple and have great themes for the non-designer. Keep it short and sweet. I have tested this theory about how much content you place on pages. Make it short and sweet and ALWAYS use testimonials if you have them.

Third, SEO. SEO is not as complicated as many things. The most time-consuming part of SEO is tracking what is working and what is not. Every day you will receive updates and they will tell you who is viewing what and when. This is a great way to manage your SEO and the budget you have for marketing.

Fourth, Social Media. Everyone is online all the time. On average, Facebook alone is accessed 100 times a day. Most would not think that Pinterest is a great source for advertising however, it is huge. Obviously, Youtube is a great space as well as Twitter. Make sure you are branded, meaning, all of your graphics are branded correctly assuring that the user can identify you.

And finally, tie them all in together. We call this Inbound Marketing. It works in all industries. Hubspot is a great way to learn about how this works, without having to sign up for the package. They have a ton of tutorials and recorded webinars to learn the science behind it.

Forgot something. One thing you all might always want to think about is temporary housing. And ETS housing. There are a lot of soldiers coming in and a lot going out. And also single soldier housing. Most Battalions do not allow E5 and above to live in the barracks anymore and the options available to them, are to expensive. Especially for an E5 single soldier.
