What are your thoughts on buy and holds in the Midtown Dallas area? (Far North Dallas)
Do you think the property will do what the Plano area is doing, after Midtown Dallas starts construction?

No, it was not those. I can drive down the street and get a list of those from the County CAD. I honestly now do not think she has ever worked with investors and didn't want me to see the sold comps. For some reason, I honestly have no idea why. I would think she would want me to see them since its possibly the hottest zip code in the entire State.

The house was Banked Owned and was a steal for far West Plano. I asked her for a copy of the recently sold comps so i could compare obviously. She told me that Texas State law now prohibits comps from being given out. What really makes me more mad is that we lost the deal that was going to a Navy family from Cali who needed a place within 45 days or they would be living in a hotel.
I am a newbie. After this, I decided to get my license in like everything. Just so I can do the deals myself.

Hey there, Im actually going out on a limb here. I am a newby so be nice.
I worked a deal in Plano, Texas last year. A great property but trusted the agent to much I guess. When I was doing the research on the property, I was told that she could not pull comps in the area because it was illegal in the State of Texas to do so. Is that correct?

A larger apt complex. It depends on the location of the hotel and the shape it was in. For me, because I have been in property management before, with complexes up to 450 units. So, I have more understanding of how those are ran. Either would be a good investment, that is what I am more trained on.

We are actually moving back to Fort Hood from Fort Bragg in 4 weeks. Now, as we have not been there in 3 years, I am eager to see the housing situation. From what I understand, there are a lot of new developments going up. On the flip side, I never understood the point of purchasing a house in a place you know, you will be there on a temporary basis.
With that said, as a wife who makes the actual housing decision (im picky about my kitchens), i always noticed a need for more housing. Ex: 5 years ago, an Investment firm started building newer apartments at military rates off base here in Fort Bragg. Nice ones. On base housing is for the birds, unless you're on an officer. Fort Hood is just as bad. Bases are now scrambling to keep occupancy up because the houses are poorly outdated and dealing with base housing is hardly easily. Mainly ignored. When the newer apartments or updated apartments were put in, well needless to say, they are going up left and right and occupancy is staying at around 95%.
So to answer the questions directly, in my honest opinion, rentals are at a higher demand in Hood because people are tired of being screwed out of their entire BAH for something they can get the same of, if not better for less. A lot of bases have started opening up to retirees and DOD's.
