Use the calculators under tools. They will help you tremendously. If you have a deql, you can also post details in the forums and ask for help. Pros usually give great insight on things you may have missed.

Are you hiring a property manager or managing yourself? I know the BP folks generally say try to invest within 2 hours of where you live. However, I think that comes with a lot of asterisks including your comfort level. Is this your full-time job? Do you have people in place that can handle an emergency? How 'hands-on' do you want to be during reno projects? 

I think it's ok to do (I'm in NY and have a rental in Charlotte and want to add more), so obviously I think it's possible but I have friends in the area and my current rental is in an A class area and I am still friends with the neighbors. We shall see how additional rentals hold up!

Hello Everyone!

We are looking to purchase rentals (buy and hold) in Philadelphia suburbs. Anyone have thoughts on Drexel Hill? Crime looks ok and some job growth but I noticed that the population has declined since 2000. Is this a dying area? Turning around?

Well, it looks like the 3 of us are interested LOL.  It looks like there is some population growth but nothing to get too excited about. I think a lot of us NYers are looking at PA in general. This seems to be a place that can provide good returns but personally, I'm not expecting much appreciation. 

Have you guys visited yet? We were just down there this weekend. Are you looking at student rentals or the more mature market? My realtor had me meet with an investor there and he was great. I did learn last night that out of state owners, actually anyone over 20 miles away) must have a property manager (which we were planning on anyway) . Just thought I'd share!

You can but some may leave. If it's more than 1 unit perhaps stagger the increase. If it's just the 1 unit then perhaps wait unit June 1 to increase it because it will be easier to rent in prime season. Good luck!
