One more question, if anyone has an answer: Where, in your opinion, might be the best place to shop around for multi-units for sale? I looked at LoopNet... also the MLS. Anything else? I have a suspicion that it might pay especially in this area to know local investors who are selling properties.

@Zayyaf Woodward It's a non-PC way of saying the area near WMU's campus where a lot of rundown, historical housing exists. For example, students who attend WMU might say, "Where do you live?" "Oh, I live in the Student Ghetto." A big part of the "Student Ghetto" area encompasses the Vine neighborhood and the like.

@Adam Daneff: I should clarify, as I know most homes in the "student ghetto" don't get renovated, per se. But, if something breaks (i.e. a window, door, etc.) and you do have a historical home, do you know if you'll be required to replace with something that is possibly hard to find/original/expensive?

@Adam Daneff That's great. Did you/do you have any concerns around renovation costs? I assume you and your brother purchased a historical home? And if I may ask, did you take out a mortgage or pay with cash? Is it a multi-unit?

Hi there,
I'm wondering if anyone is familiar with investing/investment opportunities in Kalamazoo, MI. Would love to hear general experiences. My husband and I live in CA but are WMU grads and are considering investing in Kalamazoo. We've heard that we shouldn't buy in the historic neighborhoods due to high renovation costs. Again, would love general thoughts from anyone with the experience.

I have a house in JT. I think it'd cost more to build on raw land. Lots of permits!
