Look into Innago as well.  I just started using them for my 5 bedroom rental that I am renting out by the room.  It has only been a couple months but I like it so far!

Thank you @Sophia Baratashvili   He is in Texas and I just found out his apartment complex was sold in September so the new owners made these changes - in which I can not blame them!  I am still trying to get to the bottom of this issue.  Appreciate your advice!!

@Sophia Baratashvili I am dealing with my sons apartment property management team right now regarding their newly implemented RUBS. They started back in November 2021 and use SimpleBills. My son has gone from paying $5-10/month to now paying between $70-90 a month. To make matters worse, I know for a fact that other tenants have not been billed their portion of electricity and I feel their system was not set up properly. The property manager is telling me it’s because they leave the lights on and maybe leave the thermostat higher than needed, but this clearly seems to be an issue with the setup. Not sure where you are in your process but I am not happy with our current situation. Luckily my son will be moving into a rental house I bought this coming fall but I am determined to get to the bottom of this issue. It seems their unit is being “doubled” billed, possibly getting charged for the power of the unit below them. Other tenants that have been billed are paying between $40-50 per person a month which seems reasonable. $70-90 seems excessive, especially after only paying $5-10 before they started RUBS. Any advice on how to get this resolved would be greatly appreciated.

@DongHui Patel listen to @Brian Burke and stay away from CA.  Too many other great states to invest in without all the issues we have in CA.

@Michael Mendez nice to meet you via BP!  I love Lubbock....just wished I would have invested 3 years ago when my son started at Tech!  Love the hospitality and the Red Raider spirit throughout the city.....definitely a nice change from CA.

SFR buy and hold

What made you interested in investing in this type of deal?

My son attends Texas Tech and is staying for graduate school. Prices are extremely reasonable compared to CA and the deal cash flows. Plus I am tired of paying out rent!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with Jordan Sutherland and I highly recommend using him, especially if you are an out of state investor.

My friend's daughter was accepted to PA school.  She will be starting at the beginning of January and is having a hard time connecting with any relators or property managers to find a place to live due to covid. She is looking in the midtown, downtown or east part of Sacramento for a 1 bedroom/1 bath place to rent.  Please message me if anyone has any contacts I can pass along.
