Hi Kyle,
Yes it's a beautiful place---bunches of movie stars are moving/live here cuz of it's small town and majestic beauty---close to Sta Barbara.
I see rehabs happening here but I don't think there would be a LOT of wholesale deals locally. I just moved back here so I'll have to check out what's up. I may have to farm areas like Fillmore and Oxnard, maybe Sta Paula. We'll see.

WOW what a great place this is for real estate investors. I don't remember anything this awesome back in 2003 when I was learning the real estate industry.
I was working as a bird dog and learning wholesaling just before the bubble burst. I was in line to get my real estate license---took the pretest, had my date and decided to hold until things "settled down" and I could figure out how I really wanted to proceed in real estate. The burst that people were predicting was scary for me cuz I didn't have a community---like THIS one : >
Anyways as can happen, my life went sideways for a while with some personal stuff so I took a break. I've always missed it tho. So I just started to study again and found this site. I could spend hours studying but i know there has to be ACTION also to get to the success.
Back in 2003 I literally had a couple deals fall into my lap---beginners luck I guess. I put out just a lil effort and ended up making decent money for simple work. Marketing has always been my strong suit tho. Now I have no money for marketing so I will build through strong relationships and getting out there shaking the bushes!
I will start by
1) bird dogging
2) looking for wholesale deals
3) building professional relationships In the R.E. industry
4) get my real estate license
5) I want to get a job in a real estate office while I am studying my course so I'm putting out some resumes for receptionist/assistant
The testimonials I've read here have touched my heart and inspired me to keep moving forward and never give up.
So, that's my long winded intro. I look forward to interacting with you in the forums ; >
