I would also be concern about the tenant damaging the property when terminating the lease. Make sure you talk to a lawyer about all possible outcomes.
I am documenting everything, and almost all of their communication is in writing and I did get a police escort today. So far they have not missed any payments but I am hoping I can get an eviction on nuisance/harassment/quiet enjoyment grounds.

I had to have a police escort to the property today! However, my lawyer doesn't think I have any grounds to evict. This is insane!

I think they know, as they have been stalking me. I do M&A (not landlord/tenant) but I have never had such a mess with tenants before. They don’t seem to care however, they have it their heads that they are right
So what are you going to do? You got the advice......
I am trying to find someone to assist with an eviction. The lawyer I am using for the lawsuit doesn’t do evictions and has been of no assistance in that regard.

Hi,
It is two separate units on one large lot (a two bedroom and a one bedroom). I rented out the larger unit and kept the smaller one for my use. Since this wasn’t my main address, I didn’t receive mail there however I did add unit numbers later. It is a legal suite and there are no zoning restrictions here. There was no confusion with the tenants, they just became angry that I let someone else use my unit and filed this lawsuit which is frivolous but they figured it was an easy way to get some money

When they initially filed the lawsuit they said they wanted a settlement. It took a month for them to submit it, but they wanted six months free rent, a bunch of other cash, good reference, their deposit and at least ten other things.
The police officer suggested I bring an escort with me, I have small children so I do not feel comfortable returning to the property alone.

Ha! I actually did that, I rented my unit to a short term tenant while I was away over the summer but they made his life hell and he left

You can also try to contact them and offer to break the lease with no penalty. You're clearly not happy here, so why don't you find another place to live where you will be happy? No lease break penalty and I'll refund your security deposit.
I did offer to let them break the lease, they don’t want to. They have filed a lawsuit and want money.

The tenants are in their unit and the utilities are not separate, I pay for them and per the lease they pay me a fixed amount per month. They have never had access to my unit (separate keys/entry etc.)

The lease is annual and describes what they are renting (two bedrooms one bath). I just didn’t know how bad things need to be in order to evict.
