@Andy Pillinger at that loan to value and depending on credit and income you can easily do a cash out refinance and pay off both mortgages.

@Shawn Foster I would reach out to a broker in your area.  There are plenty of programs out there with out income documentation.

@Liam Mooney if you are moving from a W-2 job to another W-2 job you should be fine.

@Joey Campbell if they are asking for 15% down on an FHA loan then I would find a new lender.

@Andrew Acuna unless you have cash to pay off the mortgage you will need to refinance from FHA to conventional.

@Raymond J. Rodrigues I guess my point was his "friend" is trying to make 5% on a $400,000 something loan amount.  As a lender you can gouge a borrower.  Being a mortgage broker we can't charge that much because it is illegal.  @Ian Whiteman

@Nickolas Zornek if you have good credit I would check out HomePossible or HomeReady programs before deciding on FHA

@Ian Whiteman I would shop that out with a broker.  That rate with some brokers would give you a lender credit of over $10,000

@Ian Whiteman is it in Brevard County.  I would take that HomePossible with No mortgage insurance.
