We’ve done hundreds cash for keys in Memphis. We actually have the Fannie Mae Rental Contract in Memphis. It can certainly be done. If the numbers make sense I say go for it!

I'm not absolutely sure about the crime being lower than Memphis, but most local investors that I know buy in Little Rock as opposed to West Memphis. It's funny that West Memphis is right across the bridge and I've never thought about buying over there. The time I've spent there has been at the supply house across the street from the Ponchos.

Continue to make arrangements to have the AC repaired. Now, once you go to court the judge is only concerned about the violation of the lease agreement let's say non payment of rent. Even if the tenant brings up the ac not working the judge will politely ask them about whether or not the payment was made and do they agree with the outstanding balance. His or Her (Judge) main concern that day will only be about what you filed on the FED (Nonpayment of rent). If they agree (Tenant) with the amount, the judge will more than likely grant you possession of the property.

If you haven’t already I would invest in a umbrella policy that goes beyond your current general limits on your policy.

Actually we manage about 43 rentals in that zipcode alone. We do pretty well with getting them rented with a nicely done rehab job. Congratulations on your find!
