I'm looking to get started on building my real estate investment portfolio.
My current strategy is to buy property that is 80k or less so down payment of 15k.

Where did you get the impression that you won't have cash reserves if you exponentially grow?
What makes you think that the exponentially growth itself couldn't cover any need for cash reserves?
always look at both sides of the coin. The upside and downside.

Hi Everyone.
I'm starting out and have a small budget looking for properties that I can put up to 15 k deposit. ideally would be a duplex or triplex pre reno up to 80k.
Any suggestions on places to look into?
