Florida is a great place to do flips. I have a couple of clients who do flips they are doing very well. Where in Florida do you flip?

Hello Everyone,

My name is Menashe, i just moved down to South Florida my goal was to start buying investment property part time . My full time job, I am a Real Estate agent our Company specializes is Pre- new construction and investment property.

i would like to know what you think about this deal. 

Packaged deal of 4 condos 

Price- $220.000 i think i can get it for $205,000

taxes total - $2,400yr for all 4 units

insurance- $2,000yr  for all 4 units

HOA- $11,200yr for all 4 units

Rental income= $43,200 will be $48,000 in a year

Debt service $1,175 month

i will be managing

and i will be getting a 3% commission on sale because i am a Real Estate agent 

Any advice would be greatly appreciated

Hi Garvin,

i am a Realtor in Palm Beach County i specialize in investment property i have a group of investors who i find deals for. I do a lot of work in Lake Worth i know it well i'm actually going to check out a triplex tomorrow  

Make sure the property is on sewer, most of Lake Worth in on Septic the city is in middle of changing it over so their will be a special assessment, also  the electric is City of Lake Worth and is one of the highest rates in the state make sure tenants have their own meters. FP&L should be taking over soon so they say 

As far as you return on investment your doing ok if the property doesn't need anything major and you will be managing it yourself 

most of the deals i do are a 10% return or higher and we manage the property

Hi My name is Menashe Miltz i just moved to South Florida from New York, i have always loved real estate i was working in NY for a private investment firm doing hard money loans. i decided to move down to South Florida about 6 months ago to get into the real estate market, I just started working for Mazor Realty established in 2004 with a great reputation with clients which was very important to me. We specialize in Pre- new construction and i specialize in investment properties. i have a group of investors that i find deals for and i do a little investing myself. i am just starting to learn the market here so if anyone has any advice i enjoy learning about real estate and i love to help if i can.
