As in every case where a tenant do not pay rent, the landlord has to enforce their lease contract....3 day notice,30 day notice, filing eviction, etc.

Most Housing Authorities would like a first time landlord to attend a course, however not all require it. It is of the best interest of the landlord to attend at least one class. During the course specialist and managers explain rent calculation, inspection requirements and policy.

Landlord are able to conduct their own background checks and provide their individual leases (also part of the landlord course). A landlord can deny a tenant based on background and can add detailed information on their lease....ex if a landlord want to check on property once a month, then he/she are able to do so if it is part of the executed lease term. The housing authority encourage tenants to read the lease in great detail, the HA request a copy of the lease for records but that is an agreement between landlord and tenant.

@Cheryl Daniels the list close due to thousands, I mean thousands of applications that needs to be filtered through the years. HUD give a maximum number of voucher slots and funds to the housing Authority and once that is filled the only options is to wait to see if vouchers are taken away from tenants violating policy or to wait the following fiscal year.

@Kevin Fox Section 8 program gives a sense of stable income, giving landlords direct deposit opportunity and also landlord courses on maintaining a safe and sanitary unit for tenants. It is a great opportunity to build a relationship with the county/city and creates a voice for landlords. 

Also, landlords have much flexibility such as conducting background checks, managing their leases and providing comps in the area for maximum rent.

no it is a conflict of interest. If the program finds out (which some how they do) you won't be able to rent you place with them anymore

also keep in mind Survey can possibly lower amount depending on unassisted units in the area.

$1651 is the payment standard which is an average for every one. (Most likely a 4bdrm voucher)

The max for tenant to pay $69 is if you rent remains at max $1582. 

This amount is based on tenant 30% income. If tenant really want the house they can request to use maximum 40% of income.

Tampa and Orlando are developing fast and more jobs opportunities. I see a lot of people are moving here, and college kids remain in Orlando and Tampa after graduation. The population has definitely increase in the past 5yrs
