Hi, Landlords can conduct their own background and criminal check. You can also request the previous landlord information on your application. Also attend landlord meetings held by your HA to learn proper screening techniques.

Depends on their rules, it may take up to 30days to process. Also check with the Specialist, some HA's will make the increase effective on tenants Annual recertification and some will make increase 60days of the submission date.

The program only allows you to be with out Housing for 120days with a voucher and searching. You get a voucher for 60days you can get an extension for 30days and a final extension for remaining 30. Once that has expired with out housing then you risk losing your voucher.

In order to be approved by the HA there are documents to sign and a copy of the deed is needed. Either she has that info or someone overlooked what's needed and that may cause payments to stop if there is a QC done on client files. Definitely learn more about the program, it is great for income. However I would have a talk with your PM in decision making, especially when it comes to government programs.

Yes definitely weird. Did you give her authority to sign the Owner documents? And where are the deposits from the months Housing Authority portion going? Most HA's use direct deposit. Did she collect a security deposit? Is the client paying extra fees which are not allowed for this program. Have you received an inspection report?

It's really up to the landlord as far as deposit. The Housing Authority won't get involved. As long as it is part of your leasing agreement, it is between landlord and tenant.
