Hi, I have been using a service called American Tracers. I buy NPN's and when I need new contact information on homeowners they are able to locate good numbers for them. They turn your reports around within 48 hours. I have even had a tough skip that they found information on when no one else could find anything. Their website is www.americantracers.com. Welcome to the site Conner! I too am in SLC. You need to find what part of the Valley you want to work in from a perspective of buyers/sellers. Then I would start finding your motivated sellers and start advertising to find buyers. The hardest part I had when I started was that buyers list. The buyers list is key to your operation! @Gary Houck The terms can be pretty much anything you want. What are you looking to do with the mixed use property? Once you determine that you can create note for the deal. Make sure the contract has clauses in there for you that will allow you to flip the property on a contract, or allow you to sell the entire property on terms you outline. Good Luck!
