It all depends on how well you screen your VA. It took me two before I found my current one that I cannot live without! I have not heard of the company you mentioned in your post. What I can tell you is to make sure the company has a solid refund policy and you have a key contact that will assist you through the entire process. Good luck!

Another topic that ties in to owner financing(contract purchases) is Dodd-Frank. If you are looking to carry contracts there are specific definitions that Dodd-Frank requires for the seller and the buyer. I would do a search on BP/Internet to learn more about it. Good luck!

Or pay a bird dog amount once the home is sold. Put a contract in place that spells out the terms!

Figure out the terms that work for you and the timeframe you would need to rehab and sell if that is what you are looking to do. Stay away from balloon payments and make sure there is not a pre payment clause. Good luck!

Depending on what State you are in will depend if there would be a tax deed. Have you checked county records to determine who owns the house? Are the taxes past due and is the house free of liens? Is the seller providing a contract that outlines all the terms of the purchase?
