I am afraid that the 50% and 2% rule ever applied for Austin. I don't mean the large scale apartment complex here. I mean the signal family house or duplex/4-plex that you are looking for.
Most of the single family houses I bought in 2009/10/11 in NW Austin barely meet the 1% rule. Even back then, the bids on the 1% houses were fierce. some of them had more than 10 offers. They were cash flowing from day one, more or less. Before making offer decision, I look at 3 things in sequence : 1, how much is the discount? 2, is it cash flowing? 3, how much is the cash flow? This worked for me. The best part of it is that both house value and rent have increased in the last couple of years.

The heavy traffic jam areas in Austin are the I-35 cross the downtown and the loop 1 bridge cross the town lake. The other areas are fairly good. I heard that the loop 1 upgrade construction has started.
