@Quintin Gulley Jr ,I can sumarize it here but you are welcome to listen to the webinar for the full story.  My book Raising Private Capital goes into a deep dive on the topic as well.

Your dad can covert his IRA to a Self Directed IRA by rolling it over to a custodian that does this. We use CAMA Plan but there are others out there also. Once it's in a Self Directed, he can invest in almost anything he wants - direct stocks, bars of gold, and he can loan it out on real estate deals or invest in equity deals also. That's the good news.

The bad news is that he can't invest with you. You are considered a "Disqualified Party" because you are his son. You can't invest your IRA with your children or your parents, or their spouses. You can invest with siblings, cousins, though.

If he wants to invest in real estate in general, he can roll it over and then expore options from there.

We continue to have lots of luck here in Trenton.  Just like any city, there are good and bad areas, you need to do your homework on them to determine where to buy.  Property management is key, and as @Stephen Chatto said, Slatehouse is now managing here.  I just turned all my portfolio over to them and am very happy.  FYI, we have a monthly meetup in Trenton at my office building (Slatehouse is there too).  Fourth Wednesdays of the month at 5 PM (354 S Broad Street, Trenton NJ 08608).  Lots of other Trenton investors come out also, for those that are local and want to hear more about what's going on in the city.

 Yes, it can!  Our SEC attorney reviewed the comments in the book regarding SEC regulations, and the other sections apply to all states in the US.  I hope you check it out!

Thanks Mindy!  I am so excited about this book, I really feel that it offers the tools needed to new and seasoned investors to grow their business using private capital!  The Bonus materials alone are worth 10x the price of the book, especially the interview with the SEC attorney.  I am so grateful to be given the opportunity to create this book for the BiggerPockets community!

Thanks for the suggestion @Darren Sager and @Kevin Santos .  Kevin Zolea, Here are some thoughts:

For the best bang for your buck, you want to buy in Trenton.  You should aim to pay between $40,000 and $60,000 per unit depending on condition.  Trenton has some really bad neighborhoods and some stable ones.  Consider Mill Hill and parts of South Trenton, or West Trenton beyond or north of Cadwalader Park.

Hamilton and Ewing are possibilities also, a bit harder to find a deal as they are more suburban.  Prices will be higher of course.

Bordentown is a good spot also, that's where I live.  It's got a nice downtown also.  Finding a small multi will be the challenge as they don't sell too often, but they do exist.  

Start on Trulia for the agents that pay for the ads in those areas, that means it's their focus area.
