I currently live in a home with my parents. The home is valued at around $425,000, and my parents owe around $287,000 on it. My parents want to turn this house over to me and have me run it as an investment rental property. How can we do this?

I didn't know what topic this should go under, I just had an interesting problem that I would love some feedback on. 

I am looking at a triplex in South Carolina that I want to use as either a BRRRR or just a plain rental. It is an off market deal, and when the owner sent me more details, one of the bullet points read: "The siding is asbestus but the house just got completely repainted and it is sealed."

Is this a big deal? Should I run for the hills? Or should I take action and look further into the deal to see if it's good enough?

I just found a duplex with some potential. How should I go about estimating the ARV on it? I am hoping for a step by step of what you guys might do when deciding what the ARV is. Or do you just ask the agent to do it?

@Matt Devincenzo this property is somewhere else- if I was buying a property in San Diego for $350k I'd probably have to pack heat haha.
