I really appreciate your advice and your encouragement. We have been playing this game for about 5 months now and I feel we are close and every step brings us closer to our first deal. But what you share is helpful. Thank you!

Not from Texas, but some ideas might include joining the local REI Association, joining or hosting a meetup group to network and talk to people doing similar work and who love talking about it. I have found that the deals appear more frequently when I am socializing and talking about what I do (Thanks BP!!). Try to focus less on the question of "what am I doing wrong?" and more on what IS working. Do more of that and apply patience to the equation. Just some ideas. Good luck!!
