@Manny Fernandez, I'm from a smaller market, western Nebraska, but I would tell you not to get discouraged yet. You and your wife are taking the right steps, and its great that you two are doing this together. I have 14 rentals now, and I have been actively trying to find deals since 08. It has taken on average 6 mo. or more, to close on them. Don't get discouraged, do have your financing ready if a deal appears. Keep an eye out "for sale by owner" on local websites or want adds. I have expanded my searching to include cities that are within 2 hours of me, as I self manage, but can take care of almost all chores in a day within that area. Once you do find a way to get going it does open up new opportunities. Good luck.       

Not from Texas, but some ideas might include joining the local REI Association, joining or hosting a meetup group to network and talk to people doing similar work and who love talking about it. I have found that the deals appear more frequently when I am socializing and talking about what I do (Thanks BP!!). Try to focus less on the question of "what am I doing wrong?" and more on what IS working. Do more of that and apply patience to the equation. Just some ideas. Good luck!!
