Not from Texas, but some ideas might include joining the local REI Association, joining or hosting a meetup group to network and talk to people doing similar work and who love talking about it. I have found that the deals appear more frequently when I am socializing and talking about what I do (Thanks BP!!). Try to focus less on the question of "what am I doing wrong?" and more on what IS working. Do more of that and apply patience to the equation. Just some ideas. Good luck!!

Hello Bigger Pockets!! I am in the DFW area and my wife and I have been looking for deals for about 5 months. We have been marketing sending out about 600 letters a month to high equity homes. We have gotten a few leads, but nothing has panned out. We have made offers on the MLS but no go. We have driven for dollars. We have a website with lead propellor which is doing nothing. We are doing stuff but nothing is coming up. What are we doing wrong? We are interested in flips, but given this market we have expanded to wholesaling and lease options. We can buy cash and can close quickly, but still nothing. Can anyone give me some advice? Thank you!

Hello Friends! Just wanted to introduce ourselves to the forum again. It has been several years since we have looked into REI. We originally were looking at wholesaling, but were too green. We are now older and wiser and have an experienced investor mentoring us, who will be walking along side of us helping with our flip. Also we have a friend funding the deals as we find them. So we can buy with cash. We are marketing with Jerry Puckett and working to find deals in Tarrant County. We would love to learn from others and if we can help each other we would love to meet up!
