I invest in the cape. Great area IMO. LOTS of new construction and sooner or later demand will meet supply. At this time there is little inventory and prices are sky high.

I am self insured on most of my properties. I will be doing a couple of roof next year because I keep up my properties but will not be paying the insurance companies if I don't have to. Seems to me many of them are dishonest. That is the experience I had with American "integrity" insurance. I cannot print my true feelings here without being banned!

DBPR told me they have cases open against agents for not running fees through the broker. Personally I don't have that problem because I NEVER give away 25K or more.

Legally YES. Without funds going through your broker you can be charged with brokering without a license. But again--why give away 25,50K. Makes no sense.

All markets cycle. I don't think we have hit the top in SW FL yet. Maybe another 1-2 years but my crystal ball has been acting up.

@Jonathan Greene a licensee MAY advertise wholesale deals in Florida. An unlicensed person may not. Of course, their broker MUST agree to the tactic and all fees must pass through the broker.

@Michael Guzik I am apprehensive about charging 1800 for a 1283 SF house. This is not LA or NY. But, I got well over 120 inquiries the first day. Since I raised the advertised price to 1800 they are still coming but not as fast. This is a turnover. I raised all current tenants this year but they are not paying that much for nicer houses. I don't want someone in this unit and then they bail after the first year.

@Jaron Wallingbeen there several times. I have a Porsche GT4 that I was going to display but don't want the hassle of parking and being there all day. I do go to all the smaller car shows and am a member of two Porsche clubs. Ahh--the good life.

Sent a tenant a notice of rent increase at the end of their lease if they want to renew. They texted yesterday saying they are moving. They have been excellent. I was increasing to $1475. Since their message, I posted it for $1625. Over 85 inquiries yesterday alone. So, I raised it to $1800 and my phone is still blowing up. I want long term people so I hesitate to continue the raise. At some point things HAVE to change. I truly am amazed at the number of people willing to pay these prices for a small <1300 sf house in the Cape Coral area. Markets dictate price.
