Our out of state tenant just informed us her house was broken into today. Nothing major happened but wanted to make sure we aren’t missing anything as to what our responsibilities are as landlords.

Yeah I’ve asked for clarification and his reply was a one sentence statement not answering my question at all. Are all PM companies this awful at communicating?

Our PM company and our numbers aren’t adding up... this is from them... “As we are required to hold the amount of the security deposit, it is deducting from the ending balance each month and what’s left is sent as a disbursement. In a typical month, the beginning balance would be equal to the security deposit.” This is confusing to us as the tenant already provided the security deposit when she moved in... any thoughts on this?

John Warren thank you for your input. We are unfortunately not in the same state as the property so making the repairs ourself isn’t an option at this point. Neither would we want to spend our money on something aesthetic at this point.

Do you landlords allow tenant to make repairs/updates to the property themselves on their dime? It’s something we have stated we will not pay for so they have asked permission to do it themselves? If so do you ask them to document what they are doing?

Well the tenant put in a request 6 days ago and has not heard back from the property management. She has been hounding the agent that placed her in the property who has then been hounding me. She has a laundry list of thing she wants done, some are somewhat urgent and some I don’t think even need fixed. I talked to property management on Wednesday and they said they are handling it but it doesn’t seem to be that way. So just wondering if others experiences are similar with their property management.

1.) what do you do with tenants requesting every little thing fixed? Even stuff that was not aesthetically pleasing when she looked at the property but now wants it fixed? 2.) how prompt should property management be? At what point should we be concerned they aren’t meeting our tenants and our needs?
