Jerry -- Yes, I would.  The biggest challenge was really dealing with all the doubters and keeping that doubt out of my own head.  It was quite easy otherwise to be honest with you though.  It's not closed yet, so I'm not chalking it up....but good start.

Alright well I put her on the market March 26th at $219.9k.  I will be happy to say that we are in a binding contract at $215k on the 7th day!!  Crossing fingers it works out.  Here are some final product pictures...

 Thanks..it was good meeting you guys.  We should be finished up here by the end of the week and have it on the market by next weekend.  I'm excited to see how it does.  I think we could surprise a few people, but then again who knows.  It'll be a learning experience for all of us.

Just a quick update.  Minor roof repairs are getting done, the exterior has been painted, the kitchen cabinets and granite countertops are on.  We're getting there.  It should be done hopefully by the end of next week!

Rehab: $77k (already have a bid from a trusted source, no undershot rehab)

This property has amazing 12' ceilings!  You can see the property at 832 White St SW that is already currently under rehab.  I paid $83k for that one!  We'll be listing it late this week for $85k.

This is a great thread.  Wholesalers and/or wholesaling is tough.  The bottom line is we all want deals.  The problem Is what makes a good deal and how you evaluate said deal.  The word wholesaler can be gut wrenching  but if you know what you're doing and who who're dealing with it can be great.  

Do your due diligence and educate yourself on the market and you can be successful.  The simple fact of finding a deal is hard enough.  So, it's double edged.....hate wholesalers or love them or do it yourself, it's not easy.  We are all learning.  Educate those that are new, those that are learning, and those that do business.  We all want to be in the same place....just doing deals.
