Hard money loans are a type of construction loan used by investors to leverage liquid capital to purchase rehab projects, then usually flip them or refinance out of them if holding as a rental. Typical rates are 10-18% interest only and 3-12 month terms with 50-75% LTVs usually with no prepayment penalty. Some states have lenders that are credit-based where others like Georgia are usually collateral-based.

Usually, HMLers cannot lend to those with the intent to occupy the home as a primary residence as stated above.
