I think the letter is good. Only other comments I have would be to say you are a local resident in X town. Also, if you have prior experience in land investment, now would be a good time to briefly mention it, to build credibility.

With land, oftentimes people will have longer close periods; do you actually plan to close within 30 days on the property?

Agents can make a very big difference. Questions I would definitely be asking: do they work regularly in the area you are looking to buy in? (you want someone actually familiar) Are they full time agents? (you want a full time agent in this market). Ask what their preferred type of client is and what you can do best to work with them? (The best agents want to work with buyers that are easy and enjoyable to work with). If you're looking to buy investment properties, find out if they invest themselves. (It makes a big difference when you're running comps or determining rental viability to have an intelligent conversation with an agent that can provide real-life experience and guidance.)

It really depends on how involved you’re going to be. You mentioned running at peak efficiency. If you’re going to have solid property managers and the property is in good working repair at the outset, your time commitment can be very low per week (under an hour on average). If you plan on doing anything yourself, it will increase per task. Think about guest communication, setting rates, lawn, turnovers, handyman services. etc.

I would think about how you would feel as a potential renter. At the very least, I would frost them out but the solid doors will probably provide a bit more feeling of privacy. The frosting is pretty easy and would still allow sunlight in, so that would be the only reason I would advocate for that option.
