Snow - yes have the tenants do it otherwise you're accepting more liability and also it is always very subjective about how "clean" the snow removal was and when you need to go out, etc.

Lawn - it can go either way but I advocate for doing the lawn so you have some level of assurance that it will get done and you won't upset the neighbors or get town violations.

Water - Tenants pay. Give them skin in the game.

It will be regulated by your local municipality if you are able to rent out the unit or not. The town should be able to provide you the use classification of the unit.

@Laura Tokgozoglu MLS is likely where the buyer for this type of property will come from. Use keywords that will identify it's viability to investors like STR, Airbnb, great investment, rental, offered turnkey, etc. Also add a note to the effect that "owner will share historical rental information to qualified buyers." I find the biggest hurdle buyers have is "what will I really make on this?" If you can answer that question with hard numbers, it goes a long way.

Is the property listed or is this an off-market deal? I ask because the key is what's the property worth? He may want $650K and you may want it for $550K but I would be working to get a "meeting of the minds" for its actual value. An option would be to put it on the market and you get a first right of refusal. Find out what it is worth to the marketplace and then you can escalate $X over the highest bid if you want to purchase it.

@Mickael Castillo It is good you were transparent with your agent. What is it you're asking her to do for you? I would have that planned out so you can clearly articulate it to the agent. If you are trying to wholesale on-market properties, I suggest you DON'T.

Know the process in your area as best you can before meeting her.

Give more details about the location of the home and folks here can help give you occupancy/vacancy rates they are experiencing. Other than cleaning fees, you should make sure you factor in higher insurance rates that cover STRs, utilities, internet, consumables (toilet paper, soap, etc), landscaping, snow removal, linen replacement.
